Crossland Construction Company is delivering Building 1 at Intermodal Logistics Center West, a 1,007,817-square-foot industrial facility at TX-114 and John Day Road in the Fort Worth–Haslet area. CBRE’s leasing listing markets delivery in the first quarter of 2027.
The development partnership brings together NorthPoint Development, Olympus Ventures and the Rockhill/Cole Family Partnership. Their wider plan covers approximately 1,000 acres and nine buildings, with an estimated $750 million in total capital investment. That figure describes the full campus rather than the construction price of Building 1.

The wider program anticipates 8.4M SF across nine buildings on approximately 1,000 acres. Individual later-phase schedules remain unannounced.
A large first phase with room for expansion
Building 1 accounts for about one-eighth of the planned floor area. NorthPoint’s July 30 announcement named Crossland as General Contractor and scheduled the groundbreaking for August 6. September reporting subsequently described construction as started; it should not be read as establishing September as the original groundbreaking date.
The distinction matters for the construction pipeline. The first warehouse represents a defined job now underway, while the remaining planned space provides a longer-term development opportunity whose individual delivery dates remain to be confirmed.
Designed around distribution operations
CBRE lists a cross-dock layout with 40-foot clear height, 100 dock doors equipped with pit levelers and dock seals, 56 future dock positions and four oversized ramp doors. The building also includes an ESFR sprinkler system.
Parking comprises 750 car spaces and 194 trailer positions, with provision for 210 additional trailer positions. That produces a potential total of 404 trailer spaces, rather than 404 spaces in the initial configuration.
The delivery and leasing team
Crossland is the named construction lead, while CBRE is handling leasing. BNSF provides the intermodal connectivity associated with the campus, giving the development a transport link that is central to its logistics positioning.
The announced team does not yet establish the individual electrical, mechanical, concrete or other trade-package appointments. Those roles should be distinguished from CBRE’s leasing assignment and BNSF’s transportation role.
What the start means for North Texas
The project adds another substantial phase of industrial construction to the area north of Fort Worth. Its combination of warehouse space, truck accommodation and intermodal access is intended to serve distribution activity at a scale that extends well beyond a standalone local storage building.
CBRE’s Q1 2027 target applies to Building 1. The full nine-building campus does not yet have a confirmed completion date. Later building starts and tenant announcements will establish how the remaining planned space is delivered.
