Inside Compass Red Oak’s $300M Data-Center Fit-Out Pipeline

State records identify $100 million interior packages for Buildings 8, 9 and 10, with separate filed completion dates extending into 2028.
Three state accessibility registrations give a more detailed picture of the interior construction pipeline at Compass Datacenters’ Red Oak campus. Buildings 8, 9 and 10 each carry a $100 million estimated value and 251,815 square feet of work, producing a combined filed program of $300 million across 755,445 square feet.
The records were registered on October 15. Each describes interior or tenant fit-out within a new data-center building on an existing campus. These are three building packages, not announcements of three separate campuses or a verified $300 million contract award.

Building-by-building schedules
Building 8, at 580 Austin Boulevard, is registration TABS2027003683. Its submitted construction window runs from July 30, 2024 to October 28, 2027. The owner is a Compass DFW III project entity.
Building 9, at 550 Austin Boulevard, is TABS2027003693. It lists November 15, 2024 through March 14, 2028. Building 10, at 590 Austin Boulevard, is TABS2027003697 and lists December 1, 2024 through August 22, 2028.
Those 2024 start dates predate the October 2026 registrations. They are submitted schedule fields, rather than independent evidence of a groundbreaking or of construction progress on those dates. The completion dates likewise remain filed targets, not confirmed customer activation dates.
Interior work carries its own delivery sequence
The registrations classify the projects as renovation or alteration and describe the interior fit-out scope. They do not provide a public allocation of the estimates among electrical distribution, cooling, data halls or other systems.
For teams following construction opportunities, the distinction between shell delivery and fit-out is important. Equipment installation, system integration, testing and commissioning can form a substantial program after a building enclosure is in place. The filings establish estimated packages, but do not establish which of those individual activities are currently on site.
All three records identify private funding and leave the tenant unassigned. A campus marketing announcement or a general relationship with an equipment supplier should not be treated as proof of an appointment or customer allocation for Buildings 8, 9 or 10.
The Red Oak campus provides the context
Compass announced the acquisition of a 225-acre Red Oak site in January 2020, describing plans for a campus with more than 350 megawatts of capacity. That historical campus-wide intention is a different measurement from the floor areas and construction estimates in these three registrations.
The 350-megawatt figure should therefore not be assigned to the fit-outs or converted into a presumed load per building. The current records do not state a verified electrical capacity for these packages.
What remains to be confirmed
The registered design participant is available in the member-only project profile. The reviewed records do not establish building-specific general contractors, installing mechanical or electrical contractors, cooling suppliers or commissioning teams.
The next substantive updates would identify the work actually released, changes to the submitted schedules and the point at which each building is ready for customer use. Until then, the three registrations provide a documented construction pipeline with clear limits on what can be inferred.
