E.E. Reed Named General Contractor for $150M Greenspoint Redevelopment

The 1.2 million-SF CityNorth Industrial Park has an identified construction team, with demolition planned for October and first-phase delivery targeted for Q1 2028.
E.E. Reed Construction is the general contractor for the $150 million redevelopment of the former Greenspoint Mall into CityNorth Industrial Park. The appointment turns a previously open contractor question into a defined delivery role on the north Houston project.
Lincoln and New York Life’s plan covers approximately 1.2 million square feet on roughly 80 acres. Powers Brown Architecture is architect and Kimley-Horn is civil engineer.

From Mall to Industrial Campus
At Interstate 45 and Beltway 8, the redevelopment combines cross-dock and rear-load industrial buildings with supporting retail and services. The plan includes a 45,500-SF build-to-suit facility for Fitness Connection.
Demolition is scheduled for October 2026, with first-phase delivery targeted for Q1 2028. These remain planned milestones, not a statement that demolition is complete.
Coordinating Removal and Replacement
An existing retail site creates interfaces between demolition, retained access, utility changes and new foundations. The sequence must allow removal work and replacement infrastructure to support the building program.
The named general contractor, architect and civil engineer clarify the overall delivery team. They do not identify every trade appointment. Demolition, concrete, steel, roofing, electrical, mechanical and site contractors remain the next layer of the project map.
What to Watch
Confirmed package awards will be more useful to local firms than treating every anticipated scope as an open bid. The first field milestone is the planned demolition start, followed by evidence of site preparation and building work toward the first-phase target.
