Hillwood’s Georgetown Community Adds Builders as 2027 Opening Approaches

Hillwood’s Melina community in Georgetown has advanced its homebuilder program, with October 7 reporting identifying four committed builders for the development. The project forms part of Hillwood’s continuing investment in the Greater Austin residential market.

The current report describes an approximately 800-home neighborhood. Hillwood’s original acquisition announcement outlined around 840 homesites on 200 acres, so those figures should be understood as descriptions from different stages of the plan rather than silently treated as an exact match.

An established plan moving toward first homes

Hillwood announced the land acquisition in June 2025 and placed Melina near University Boulevard and SH 130. Its earlier program included a first phase of approximately 440 homesites and a range of lot widths. The company’s current community material targets model homes for spring 2027.

The development’s name draws on the land’s agricultural history, including honey production. The planned amenity program includes trails, lakes, open space and a pool. Those features make the site-development and shared-space work an important part of the project alongside individual home construction.

Builder commitments are not a complete contractor map

The latest builder milestone helps explain how the residential program will be delivered. It does not establish a complete civil, utility or landscape roster, nor does it confirm that every planned lot is already serviced and available for construction.

A fuller verified builder list would be a useful update, particularly if the phase boundaries or home count have changed.

The milestones ahead

Progress should now be measured against serviced-lot releases, model-home delivery and amenity readiness. A spring 2027 model opening is a different milestone from completion of the entire community, whose full buildout timetable has not been established here.
