The 368,766-square-foot development combines warehouse and office space on a 24-acre site, with completion targeted for February 2027.

Construction has begun on Oates 610, a Houston industrial development for Mohr Capital. An October 6 project announcement identifies a 368,766-square-foot facility at 117 Oates Road and a planned February 2027 completion. This is an active construction milestone, rather than a fresh October 14 announcement.

The building program comprises 365,166 square feet of warehouse space and 3,600 square feet of office accommodation. Its 24-acre site supports a distribution-oriented layout with substantial loading and trailer provision.

The developer’s own marketing gives a second-quarter 2027 delivery target, later than the February date in the construction announcement. The two published schedules remain unreconciled; neither is presented here as a confirmed completion date.

Project at a Glance

Building:
368,766 square feet
Site:
24 acres at 117 Oates Road
Target completion:
February 2027 / Q2 2027 published targets

Confirmed project team

General contractor: Cadence McShane Construction. Architect: Ware Malcomb. Civil engineer: Kimley-Horn. Developer: Mohr Capital.

The construction announcement identifies these roles. It gives a February 2027 target, while developer marketing uses Q2 2027; the schedule difference remains unresolved.

The operational layout drives the site works

The announced specification includes a 36-foot clear height, 80 dock doors, four drive-in doors and 91 trailer spaces. These features describe the intended operational capacity of the property; they do not identify a tenant or a separate equipment-installation contract.

For the construction program, the loading and circulation layout is important alongside the building shell. Yard geometry, pavement construction and drainage have to work with the dock positions and internal arrangement. The project’s completion therefore depends on coordinated building and external-works delivery.

A warehouse layout designed around goods movement

The announced warehouse area represents more than 99% of the building, with the initial office provision accounting for roughly 1%. That split underlines the project’s distribution focus. It does not rule out future tenant improvements, but it shows that the current building program is primarily a large industrial shell rather than an office-led development.

Clear height describes usable vertical space beneath the building structure, rather than the height of the roof. For a future occupier, that measurement interacts with storage systems, equipment clearances and the layout of operations. The published 36-foot specification is therefore useful operational information, although the announcement does not establish a tenant’s racking design or storage capacity.

Loading areas connect the shell to its eventual occupier

Dock doors provide loading positions, while drive-in doors allow vehicles or equipment to enter at ground level. Trailer spaces perform another function by allowing trailers to wait outside the loading positions. The mix announced for Oates 610 describes several parts of that goods-handling system rather than three interchangeable capacity figures.

For delivery of the property, these features connect building work with the external pavement and yard layout. The eventual tenant may also require internal systems beyond the base shell. Separating shell completion from a tenant’s operational fit-out will be important when the developer announces that the facility is ready for occupation. The current public dates describe anticipated development delivery, not a verified start of a tenant’s business operations.

A defined shell project with a near-term target

The February 2027 target gives the development a clear near-term delivery window. It remains a project target, and subsequent progress updates will be needed to establish actual completion and any tenant-specific work that follows.

The announcement names the principal delivery team, with those roles available in the member section. It does not establish a complete list of specialty subcontractors or individual trade-package values. Readers evaluating opportunities should distinguish the confirmed overall project from packages that have actually been released or awarded.
