Skybox Files $550M Fourth Data Center at Hutto Campus

The latest core-and-shell registration targets a January 2027 start and October 2028 completion at PowerCampus Austin, adding another major package to the Skybox–Prologis development.
A $550 million construction registration has put the fourth building at Skybox’s Hutto data-center campus into sharper focus. Filed September 30, the project covers site improvements and a core-and-shell building intended for future data-center use at 3399 County Road 132.
The registration lists Hutto Data Center Campus, LLC as owner and a January 20, 2027–October 30, 2028 construction schedule. It is a substantial addition to the public record for the Skybox–Prologis campus, although the filing itself does not establish that field work on this package has started.

What the $550 million package covers
The TDLR entry identifies new construction and a single-story data-center building with attached office accommodation. Its headline floor-area field is 846,300 square feet. The narrative’s approximate component areas do not reconcile with that total, so the listed total is the figure used here pending clarification.
The registration is specifically a core-and-shell scope. It should not be described as the final price of an operating, fully equipped data center or added indiscriminately to other campus registrations. Tenant equipment, interior packages and infrastructure can be delivered through separate scopes.
No tenant is assigned in the registration. That is a statement about this public record, not proof that no commercial discussions or lease arrangements exist. Tenant identity and the precise capacity of Building 4 remain unconfirmed in the reviewed filing.
A large campus, with different measures of power
Skybox markets PowerCampus Austin as a 160-acre development with up to four million square feet and 600 MW of power availability. Its Austin market material separately describes up to 400 MW of critical load. These measures are not interchangeable: power serving cooling and other facility systems is different from power available to computing equipment.
The developer describes an Oncor service territory location and private on-site substations. Those campus attributes help explain the attraction of adding another building, but they do not disclose Building 4’s final IT load or prove that every phase already has its full operating supply.
TCH’s assessment is that the most useful project updates will connect each building to an actual power-delivery and tenant-handover milestone. Campus marketing capacity establishes an ambition and infrastructure proposition; it does not replace those phase-specific commitments.
Why the core-and-shell distinction matters to construction
A large shell can create a visible construction program well before the internal operating environment is complete. The next stages depend on how the developer divides the building, tenant fit-out and equipment installation responsibilities. Delivery schedules need to account for those interfaces rather than treating a filed completion date as an automatic opening date.
The registered schedule provides a useful window for tracking design development, mobilization and procurement. It is not evidence of an open tender or a newly awarded trade package. Project teams following the opportunity should watch for owner announcements that identify those steps directly.
