The Neue held its groundbreaking on September 29 in downtown New Braunfels, according to MySA’s October 5 report. Gillum Development and Seals Family Properties are advancing the mixed-use project, with the development team targeting completion in December 2027.

The state construction registration supports a $20 million estimate for a four-story, 72,060-square-foot building at 699 West San Antonio Street. Its 43 condominiums sit alongside first-floor amenity areas and future office and retail spaces, bringing residential and commercial uses into one downtown development.

What the state filing establishes

TDLR registration TABS2026014416 was submitted March 6, 2026 and identifies The Neue, LLC as owner. It describes a privately funded project on private land, with one- and two-bedroom homes on the first floor and a mix of one-, two- and three-bedroom units above. The recorded area is gross building area, not a measure of saleable residential space alone.

The filing carries a June 1, 2026 start date and December 1, 2027 completion date. The later reported groundbreaking is a separate event from that estimated start. Treating a filed date as proof of physical mobilization would obscure the distinction between the registration schedule and the project’s public construction milestone.

The public investment supports surrounding infrastructure

The New Braunfels Economic Development Corporation lists a $2.2 million investment for engineering, design and construction of right-of-way improvements on Guenther Street between San Antonio Street and Cross Street. The city describes underground utility relocation, sidewalk improvements, street rehabilitation and drainage upgrades.

That investment has a different purpose from the building’s filed construction estimate. It should not automatically be presented as an additional private building contract or added into a single total without checking the funding and scope boundaries. The published city description identifies the supporting public works rather than condominium construction.

A mixed-use building has several delivery milestones

The project’s own website markets a mix of homes, ground-floor offices and retail. It also describes a pool, outdoor lounge, fitness facilities, gathering spaces, secured entry and package facilities. These uses explain why the finished development involves more than delivering a residential shell.

TCH’s construction assessment is that the building and surrounding public works need to be followed together. Utility connections and accessible approaches can matter to occupation even when structural progress is visible. Likewise, a space described as future retail in a filing does not establish that a specific shop has signed a lease or that its interior is part of the same delivery package.

The next construction updates to watch

The practical milestones now are progress on the building structure, coordination with the street and utility work, and a more detailed handover schedule. December 2027 remains the reported target; it is not a guarantee that every commercial space will be fitted out at the same time as the residences.

The Neue is smaller than the state’s megaprojects, but its combination of housing, commercial accommodation and public improvements makes it a useful downtown construction story. Further updates should establish completed work and firm delivery dates rather than simply repeat the original investment headline.
