Zone Frontier’s long-term lease reserves land for computing, solar and batteries, with construction dependent on securing a tenant.

Zone Frontier has secured a long-term ground lease for approximately 4,077 acres in Potter County, advancing land control for a proposed data-center campus being developed with HST Technologies.

The September 29 disclosure, filed with the SEC, describes a 30-year lease with two ten-year extension options and a linked water-supply agreement.

Land secured; construction remains conditional

Between 200 and 800 acres may be used for data centers, with at least 1,800 acres allocated to solar, batteries and associated infrastructure. The initial computing plan is 200MW, with potential to grow beyond 500MW.

Zone expects construction to follow tenant commitments. Rent for each development area starts when construction begins there, so the lease should not be reported as evidence that the whole campus is under construction.

Power and financing still to advance

The property surrounds the existing Potter County 345kV substation. Zone describes a potential route to interconnection, not an already approved grid connection.

Tenant commitments, permitting, power studies and financing remain material development steps. The acreage establishes the size of the controlled property, not the amount of land committed to immediate building work.
