402-Unit Barton Community Breaks Ground in Southwest Austin

The low-rise apartment and townhome development pairs a 60-acre site with extensive open space and a phased 2028 delivery target.
The Barton has broken ground in the Oak Hill area of Southwest Austin, according to October construction reporting. The 402-home development at 8956 West State Highway 71 includes apartments and 30 townhomes on approximately 60 acres.
More than 40 acres are described as green space. That distinction is important: the gross site area is substantially larger than the area intended for buildings, roads and other developed uses.

A low-rise, phased delivery
The reported plan combines two- and three-story buildings with townhomes. Initial homes are targeted for early 2028, followed by completion of the broader community in the fourth quarter of that year. These are delivery targets rather than confirmed occupancy dates.
The split between developed areas and retained landscape will make access, drainage and utility routing important to the civil program. Large acreage alone does not establish a proportionately large building footprint.
Follow the infrastructure before first occupancy
The identified development and delivery team is available to paid members. No overall construction value has been established in the reviewed accounts, and no value should be inferred from the number of homes.
The next useful milestones are the first completed residential structures, service connections and an announced leasing or occupancy sequence. A phased opening depends on safe access and operational utilities for each released area while work continues elsewhere on site.
Amenities add their own construction sequence
The development announcement describes pools, a clubhouse, fitness and coworking space, trails and other outdoor amenities alongside the homes. The community’s opening experience will depend on which of those elements are available with the first residential phase.
Early leasing dates should be read alongside an amenity and access schedule. Completing a group of homes does not automatically mean every recreation area or internal route is ready. A more detailed turnover plan would make the early-2028 target easier to assess.
