PowerHouse Land Release Moves Nearly 900 Acres Beyond Uhland’s ETJ

Landowners have taken a jurisdictional step at Caldwell Valley Technology Park, while the data-center development’s final capacity and building program remain undisclosed.

A PowerHouse Data Centers proposal near Uhland has advanced through an important land-use step. On September 23, Uhland City Council acknowledged petitions releasing nearly 900 acres from the city’s extraterritorial jurisdiction.

The change places the land primarily under Caldwell County jurisdiction. It does not establish the final size of the data-center campus, authorize every element of construction or confirm an operating date.

Land holding and campus scope are different

The acreage involved in the jurisdictional release should not be described as a confirmed 900-acre data center. Earlier descriptions referred to a smaller development footprint within the broader land holding, and PowerHouse has presented conceptual plans without publicly establishing a final building count, investment or megawatt total.

What the milestone means

The release changes the jurisdictional setting for the proposal. Further development decisions will determine the buildings, utilities and infrastructure that are actually delivered.

Capacity figures associated with the wider technology park also need to remain separate from PowerHouse’s own project. Park-level electrical potential is not a confirmed allocation to an individual developer.

Water concept and unconfirmed development scale

Conceptual discussions have included reclaimed-water use and minimal potable-water connections. These remain planning concepts, with no final project-specific consumption figures or utility design published in the information reviewed.

The nearly 900 acres relate to the land released from Uhland’s extraterritorial jurisdiction. They do not establish a 900-acre data-center construction footprint. PowerHouse, owned and operated by American Real Estate Partners, has not published final megawatt capacity, building count, construction value, power usage or a delivery schedule for this proposal.
