Southwestern University Breaks Ground on 560-Acre Georgetown Development

Georgetown’s planned customer service center gives the 67-acre first phase an identified tenant and a mid-2028 opening target.

Southwestern University and the City of Georgetown held a groundbreaking on October 23 for Southwestern University 560, a mixed-use development adjoining the university campus. The university documented the ceremony on October 28, and further reporting on November 2 added details about the first phase, its infrastructure and the city facility planned within it.

The full development covers 560 acres, with approximately 67 acres in the opening phase. Georgetown is the first announced tenant and plans a 75,000-square-foot customer service center. Reporting also identifies approximately 5,000 square feet of ground-floor retail in the initial civic program. The city is targeting mid-2028 for the municipal facility to open.

That first building gives the university-led development a defined starting point. The wider first phase is planned to accommodate commercial space, housing, hospitality and public amenities, with those uses expected to progress on individual schedules. The city facility gives the opening phase an occupant and a delivery target while the remaining building packages take shape.

A state registration lists $16 million for Phase 1A infrastructure. The filing establishes an estimate for that enabling package. The cost of the city building and the broader mixed-use development remains separate. As the site develops, individual building projects will need their own scope, schedules and construction teams.

Swinerton was represented at the groundbreaking. Its precise contractual role and the identity of the prime contractor for the infrastructure package have yet to be established. The confirmed ceremony and filed infrastructure estimate give the project two distinct milestones, with the current construction program still to be clarified at the package level.
