Midlothian Approves 3.9M-SF Digital Ranch Data Center Campus

The approved campus plan includes four on-site power stations, closed-loop cooling and a private recycling facility.
Midlothian has approved plans for Digital Ranch, a 3.9-million-square-foot data center campus planned north of FM 875, east of V.V. Jones Road and south of RailPort Business Park. The approval was reported on October 6, with Digital Ranch LLC identified as the developer.
The plans allow buildings up to 100 feet tall. At the campus level, the proposal also includes four on-site power generating stations, a closed-loop cooling system and a private recycling facility. The result is a development with utility and site infrastructure alongside the space planned for computing operations.
The four generating stations are a significant part of the published scope. Their capacity, equipment and delivery schedule have yet to be disclosed. The cooling proposal similarly establishes the type of system planned, while the design and procurement details remain open. Both components will affect how individual buildings can be phased and brought into service.
The site’s southern edge of RailPort Business Park places the development alongside an existing industrial area. The plan calls for landscape buffers and screening walls around the campus to address its relationship with neighboring properties.
The approved plan establishes the overall floor area, height limit and infrastructure concept. A construction estimate, initial building package, contractor appointments and field start date remain unconfirmed. The October approval gives the project a defined site and development envelope as those details are worked out.
