Buchanan Capital Partners and Vault Partners have closed a venture for a distribution building at 222 Holmes Road, with an announced delivery team and construction lender.

Buchanan Capital Partners and Vault Partners have closed a joint venture for Wildcat Distribution Center, a 321,120-square-foot industrial development in southwest Houston. The October 7 announcement brings a capital partner, construction lender and named delivery team together around the Holmes Road project.

The cross-dock building is planned at 222 Holmes Road, inside Beltway 8 with access to the US 90 and SH 288 corridors. Its announced 10,000-amp electrical service adds a specific infrastructure feature to the development proposition, although no tenant operating load has been disclosed.

An infill industrial proposition

The location places the project within Houston’s established urban logistics market rather than on a distant greenfield edge. For potential occupiers, road access and proximity to customers are part of the building’s appeal. For construction teams, delivery will involve the warehouse, access and utility systems as an integrated project.

The cross-dock format is designed around movement through the building. It should not be confused with an announcement of a particular tenant, production line or data center. An electrical-service rating, expressed in amps, is also not directly interchangeable with the megawatt computing capacities used in data-center announcements.

Capital and delivery roles now identified

Vault will oversee development and construction, while Buchanan provides the investment partnership described in the announcement. A construction lender and professional team have been identified, giving the project a more developed delivery structure than an early land proposal.

The release does not provide a total construction price or firm completion date. Closing the venture is therefore the verified milestone for this update. It would overstate the evidence to present it as a completed building or to attach an unsupported delivery quarter.
