Aetheris Proposes 96MW Data Center With 180MW Gas Plant on Ranch Land in Cottle County

The developer would lease up to 3,710 acres of church-owned ranch land east of Paducah and is seeking a 10-year county tax abatement.
Developer Aetheris is proposing a 96-megawatt data center in Cottle County, powered by a 180-megawatt natural gas plant on the same site. The project, called Project Matter, would sit on Triangle Ranch about 15 miles east of Paducah in the Texas Panhandle.
The land would be leased from Farmland Reserve, a nonprofit owned by The Church of Jesus Christ of Latter-day Saints. Farmland Reserve would lease up to 3,710 acres of its roughly 100,000-acre share of the ranch. The church has said Aetheris is independent of it.
The first phase covers 729 acres. Full buildout could reach 4,252 acres, including 542 acres leased from another landowner.
Aetheris is seeking a Chapter 312 tax abatement of up to 10 years, which requires approval by the Cottle County Commissioners Court. The county has posted notice of tax-abatement consideration for November 9, 2026, at 9:30 a.m.
In an open letter dated Oct. 19, Aetheris said all water for construction and operations would come from outside Cottle County. A second letter on Oct. 26 addressed sound, light and heat mitigation. The developer has promised payments to county funds for roads, EMS, the library, the cemetery and schools, but has not stated an amount.
Aetheris has not disclosed a construction schedule, and no contractor has been named. The proposal’s power supply is described as behind the meter; any applicable grid-interconnection obligations will depend on its final electrical configuration and regulatory review.
