$600M "EDCAUS16" data center filed on FM 535 in Cedar Creek

A 591,400-SF single-story data center is registered with the state at $600M, with work listed from Nov. 2, 2026, to May 2028.
A $600M data center building called "EDCAUS16" has been registered with the state at 6402 FM 535 in Cedar Creek. It adds another large project to the FM 535 data center corridor in Bastrop County.
The single-story building covers 591,400 SF of new construction. The registration, filed Sept. 14, lists a start date of Nov. 2, 2026, and completion on May 15, 2028. A registration does not by itself confirm that construction has begun.
The owner of record is Burr Computer Environment Inc. of Houston. Gensler's San Antonio office is the design firm. No tenant or general contractor is listed.
EdgeConneX has filed other large data center buildings nearby, at 6682 and 6543 FM 535 and on Wolf Lane, including twin 730,000-SF buildings proposed earlier this year. The "EDCAUS" project code matches the naming EdgeConneX uses for its Austin-area facilities, though the registration does not name the company.
The corridor is also drawing power projects. Pacifico Cedar Creek LLC has sought incentives for a 710MW gas-fired plant on 2,842 acres to serve about 490MW of data center load in the area.
Data center construction in the region faces added scrutiny. The state's environmental agency suspended stormwater approvals for 17 data center sites in October, and Governor-elect Gina Hinojosa has pledged a moratorium on data center approvals once she takes office Jan. 19.
