Provident Completes Final Phase of 1.4 Million-Square-Foot Gateway Logistics Park in El Paso

Phase IV adds three rear-load warehouses totaling 497,280 square feet.
Provident Industrial announced the completion of Gateway Logistics Park’s fourth and final phase in El Paso on August 26, 2026. The delivery adds 497,280 square feet of industrial space in three rear-load warehouse buildings.
Building 4 and Building 5 each total 147,420 square feet. Building 6, the largest, totals 202,440 square feet.
Provident’s February 19, 2025 announcement confirmed construction was underway on all three Phase IV buildings. The earlier phases total 921,759 square feet, bringing the completed six-building park to approximately 1.42 million square feet.
Rear-load warehouses place truck docks along one side of the building and are commonly used for regional distribution and light industrial tenants.
Harvey-Cleary served as general contractor for Phase IV, with Pritchard Associates overseeing construction management. Provident delivered the final phase under a forward purchase agreement with an unnamed institutional investor. Project cost and a complete tenant or occupancy schedule were not disclosed.
