Filings Show $132.7 Million in New Tarrant County Apartments and Retail, Including a $45.6 Million H-E-B

Hanover, H-E-B and Trammell Crow registered projects in Grand Prairie, southwest Fort Worth and Grapevine in late October.

Three projects registered with the Texas Department of Licensing and Regulation between Oct. 28 and Oct. 30 total $132.7 million in filed construction value across Tarrant County. The filings cover a Grand Prairie apartment community, a new H-E-B store in southwest Fort Worth and an 11-building apartment project in Grapevine.

The largest is Hanover Southgate at 3666 Prairie Waters Drive in Grand Prairie, filed at $49.07 million and 431,439 square feet. The filing covers the leasing office, amenities, garages and carports for a 360-unit community. The owner of record is TA Southgate Land Partners LP of Dallas, and W Partnership of Houston is the design firm.

The Hanover filing lists work from Dec. 15, 2026, to Nov. 1, 2028. Because the scope describes amenity and parking structures, the residential buildings may be registered separately.

H-E-B filed a new 122,374-square-foot store, No. 836, at 6600 Oakmont Boulevard in southwest Fort Worth at $45.63 million. The filing covers a new store, including shell and interior, with work listed from Feb. 8, 2027, to June 21, 2028. The owner is HEB LP, and no design firm is assigned in the record.

Trammell Crow's Avina Grapevine Apartments at 2800 Grapevine Mills Parkway were filed at $38 million for 315,000 square feet. The project includes 11 buildings: an amenity building and a mix of three- and four-story residential buildings. The owner of record is TC Grapevine Land LLC, and GFF is the design firm.

The Avina filing lists work from Feb. 1, 2027, to Feb. 1, 2028. The site is north of Grapevine Mills, where a related development, Grapevine Village, is planned to add hotel rooms and apartments.

No general contractors are named in the three filings.
