Balfour Beatty–ANDRES Joint Venture Leads $200M Dallas Mixed-Use Development

Balfour Beatty and ANDRES Construction are delivering the 8300 Douglas development in Dallas through a joint venture, giving the mixed-use project a directly confirmed construction team.

The development carries a $200 million estimated construction cost and 605,000 square feet in its state registration.

Planned for Dallas’s Preston Center area, the project brings together offices, residential accommodation, street-level retail and structured parking.

The registered scope includes approximately 300,000 square feet of office space. Balfour Beatty’s announcement describes a 12-story office tower and a 16-story residential tower, supported by shared and residential amenity decks.

Designed by HKS, the development is intended to combine several uses within a more connected, walkable setting.

The construction joint venture is providing construction management and general contracting services on behalf of RAMROCK Real Estate, which Balfour Beatty identifies as its client. Alpine Douglas LP is the owner listed in the state registration.

The contractor appointment was announced on June 24, 2026, while the registration dates to October 31, 2025. The latest coverage therefore adds visibility to an existing development rather than establishing a new October contract award.

The available documents carry differences in both schedule and building description. The older registration lists June 2028 completion, while the contractor’s June announcement targets January 2029. Recent secondary reporting describes 17 residential stories, compared with the contractor’s 16-story description. The project’s current leasing website advertises anticipated delivery in 2028.

Those differences should remain visible until the current approved plans and construction program establish the final position.

Construction has been reported underway. Major mechanical, electrical and other specialist subcontract appointments have not been established in the supplied information.
