The later state filing lists a $30 million, 221-room hotel, with 248 apartments on a separate 2027 construction schedule.

Grapevine Village is preparing for construction of its first hotel near Grapevine Mills. The Sandman Signature state filing lists a November 15, 2026, start and a November 15, 2028, completion target. Northland Properties and Trammell Crow Company are developing the wider mixed-use project; the filed start remains a target rather than evidence of an event already held.

The October 1 hotel registration describes a six-story, 221-room building of 120,071 square feet, with an estimated construction cost of $30 million. Earlier city-approved plans described 222 rooms and 135,735 square feet, along with a 275-seat Chop Steakhouse, approximately 4,000 square feet of banquet space and a pool. The later filing establishes a different room count and area but does not explain each design change.

The wider approved development allows up to 750 rooms across three planned hotels. Sandman Signature is the first hotel component; the remaining properties require their own detailed scope, construction appointments and schedules.

The residential portion, Avina Grapevine, will deliver 248 apartments across 11 three- and four-story buildings. The approved mix includes eight efficiency units, 162 one-bedroom units, 49 two-bedroom units and 29 three-bedroom units. The apartment construction estimate is $38 million, with a filed schedule from February 1, 2027, to February 1, 2028. The residential program is therefore due to start after the first hotel's filed start, creating two distinct construction timetables on the same development.

Grapevine City Council approved the project on June 2 after earlier versions failed to secure approval. A 296-unit residential version was rejected in 2024, and the proposal was denied again on May 19 before the June approval. The current plan establishes the reduced residential count and a first hotel milestone. The hotel filing identifies Northland Developments (Grapevine), Inc. as owner and Studio Red Dot as designer. The general contractor and mechanical and electrical appointments remain unconfirmed.
