The Lenora Registers $8.3 Million Construction Scope for 39 Affordable Apartments in Austin

The South Austin development has a $2.64 million city housing loan and a filed April 2027 start, with site plan review still pending.
Overland Property Group has registered construction plans for The Lenora, a 39-unit affordable apartment development proposed at 4507 Menchaca Road in South Austin. The November 2 state registration lists an $8.3 million construction estimate. It follows the Austin Housing Finance Corporation's October 22 approval of a $2.64 million loan for the development.
The figures describe three parts of the project's financial picture. The total development cost is $16.28 million. The $8.3 million figure identifies the estimated construction portion, while the $2.64 million loan represents one source of financing. Taken together, they show the scale of the planned work and the contribution of the city-backed loan without establishing a complete financing breakdown.
The development remains in site-plan review. That process concerns how the proposal fits the Menchaca Road property and the requirements the design must meet before construction can advance. The financing approval and state registration establish separate milestones. The loan decision identifies an approved source of funding, while the registration records the proposed construction value, designer and schedule.
Jones Gillam Renz Architects is the design firm. The filed construction period runs from April 2027 through June 2028. Those dates give the proposed 39-unit project a delivery window, with the current schedule dependent on site-plan review and the remaining steps needed to start work. The available information leaves the contractor selection and actual mobilization date open.
Together, the loan approval and construction filing give the project a defined unit count, a specific site and separate figures for construction and overall development. The next change in project status will depend on the site-plan decision and the developer's construction arrangements. A general contractor and specialty trade team have yet to be identified.
