Three buildings on US 380 would house residents 55 and older earning 30% to 80% of area median income, with work listed from March 2027.

A 222-unit affordable senior housing community at 4656 W. University Drive in west McKinney has been registered with the state at $63M. The city has issued a building permit for the project.

The community covers 247,383 SF of new construction near Lake Forest Drive along US 380. Units are reserved for residents 55 and older earning 30% to 80% of area median income.

Plans call for three apartment buildings with 72, 75 and 75 units. The 72-unit building will include a clubhouse and about 7,853 SF of retail space. The site will also have four garage buildings and a maintenance building.

The owner of record is Kayasa Holdings LLC of Fort Worth. Able City of San Antonio is the design firm. Work is listed from March 1, 2027, to Nov. 1, 2028.

The site was rezoned unanimously on May 19, 2026, for the project, then known as Forest View Senior Housing.

The filing adds to a busy pipeline in McKinney, where other projects under way include the $919M LITEON manufacturing campus.

Financing has not been disclosed, and no general contractor has been named.
