The second phase near the RELLIS and Health Science campuses targets first occupancy in fall 2027, with a verified construction and design team.

Teeple Partners is building Oaks Reserve Apartments, a 312-home development along the Bryan–College Station Innovation Corridor. The project is the second phase of a three-phase community planned across more than 53 acres near Texas A&M’s RELLIS Research Campus and Health Science Center.

October 14 reporting identifies fall 2027 as the first-occupancy target and summer 2028 for full completion. Earlier reporting had already described construction underway in August, so the October publication date should not be treated as the verified day crews broke ground.

A second phase beside an established first community

The developer places Oaks Reserve along Highway 47, also known as John Sharp Parkway. Its first phase, the 315-unit Brazos Oaks, was completed in June 2026. The two phases have distinct identities and should not be counted as one 627-unit construction start.

The wider development is described by the owner as approximately 1,000 apartments across three phases. The current confirmed package is the 312-unit second phase; the final phase’s delivery sequence and appointments have not been established for this update.

Homes and shared amenities

Oaks Reserve will offer one-, two- and three-bedroom layouts in multiple three- and four-story buildings. October reporting gives apartment sizes ranging from 668 to 1,520 square feet and identifies a pool, fitness center, conference space, pickleball courts and dog parks.

The combination of multiple buildings and shared amenities creates several handover interfaces. Initial apartment occupancy may precede completion of the entire community, which is why the first-occupancy and full-completion targets should be tracked separately.

Building services, site utilities and access must be ready for each occupied phase. The published targets do not establish a detailed sequence for individual buildings or confirm which amenities will open with the first apartments.

Confirmed team, with trade awards still to follow

The owner’s announcement identifies the construction lead and design disciplines, including architecture, civil, structural and MEP engineering. Their named roles are available in the member section. Engineering appointments should not be confused with installation contracts.

A construction budget has not been disclosed in the reviewed announcements. The next useful updates are progress on the individual buildings, verified subcontract appointments, leasing milestones and confirmation that the first fall 2027 handovers remain achievable.
