Sam's Club Registers $9.5 Million Renovation and Expansion in Humble

The $9.5 million filing lists 135,000 square feet and a June–November 2027 construction window at the existing FM 1960 Bypass store.
Sam’s Real Estate has registered a $9.5 million renovation and expansion for the Sam’s Club at 9665 FM 1960 Bypass in Humble. The November 3 entry, titled Sam’s Club 6367.1022-Remodel, lists 135,000 square feet and a construction schedule from June 6 to November 7, 2027.
The scope combines a remodel and expansion, but the registration does not split its listed 135,000 square feet between existing space and added floor area. The total should therefore not be read as 135,000 square feet of new construction. Drawings and local permits would establish the expansion’s footprint and how it connects to the current warehouse.
Working at an existing store raises questions about how the construction will be sequenced around the property's use. The available information gives no indication of whether the store would stay open throughout the work, whether areas would be turned over in stages or how the expansion would connect to the current building. A more detailed scope and schedule would establish those arrangements.
The registration summary also leaves individual building systems unresolved. Refrigeration, HVAC, electrical and plumbing are relevant areas to check once the drawings are available, particularly if the renovation changes departments or moves equipment. The summary provides no confirmed quantities, contract values or installer assignments for those trades.
The $9.5 million figure is the registered construction estimate. The filing identifies Sam’s Real Estate as owner and leaves the design firm unassigned. It does not name a general contractor. Its June–November 2027 dates are a filed construction window, not confirmation of mobilization or a reopening date.
