The proposed 30-story development would add 300 residential units on Rio Grande Street.

A proposed student housing tower in Austin’s West Campus has advanced with a state construction registration outlining a $97.3 million development program.

Known as Ventnor Avenue, the project is planned at 2307 Rio Grande Street by Somerset Partners through 2307 Rio Grande LLC.

The approximately 466,000-square-foot development would rise 30 stories, reaching a proposed height of around 400 feet. Plans provide for 300 residential units alongside a parking arrangement spanning three below-ground levels and two above ground.

Rhode Partners is identified as the architect. The proposed scale would make the building a substantial addition to the surrounding residential district.

The October 23 registration identifies February 1, 2027 as the construction start and July 14, 2028 as completion. These remain filed targets, with the development still at the proposal stage.

The site’s planning application dates to August. The latest reporting adds construction value, size and scheduling detail to an existing proposal rather than introducing an entirely new project.

General contractor and specialist trade appointments have not been confirmed.
