Two Preston Road buildings would provide almost 33,000 square feet, with Texas Health Resources expected to occupy part of the campus.

Celina City Council approved an economic-development agreement October 13 for a two-building medical office development on Preston Road. The council presentation describes approximately 33,000 square feet and an estimated $18.35 million investment including tenant improvements.

The project combines shared parking and access with medical office accommodation. The investment figure includes more than shell construction and should not be described as a verified single building contract.

Agreement sets development milestones

The presentation calls for a building permit by December 1, 2026, groundbreaking by January 1, 2027 and a certificate of occupancy by December 1, 2028. These are agreement milestones, not evidence that construction or occupancy has already occurred.

Healthcare tenancy and remaining appointments

Texas Health Resources is identified in the council discussion as part of the development’s healthcare plans. The reviewed meeting establishes the development agreement and its investment framework, but does not confirm all final tenant spaces or the general contractor.

The dedicated profile tracks the agreement, construction deadlines and remaining team verification. Installing electrical, mechanical and clinical fit-out contracts remain unconfirmed.
