Rice University Prepares for $170M Residential Tower

Preparatory work accompanies plans for the 24-story Greenbriar Residences and a separate $120 million campus Gateway program.
Preparatory work near Rice Village is bringing a planned residential tower and changes to Rice University’s western campus edge into sharper focus. Two mature live oak trees are being relocated ahead of development, according to October 25 reporting.
Greenbriar Residences is reported as a $170 million, 24-story residential project, with construction expected from late 2026 through late 2029. The adjacent Gateway program carries a separate reported $120 million value. Together they represent substantial investment in the area, but they are not one verified $290 million construction award.

Preservation work comes before the tower
Tree preparation and root pruning began October 5, with relocation expected to finish during October. This is enabling work ahead of Greenbriar Residences, not a newly awarded tower contract or confirmation of an October 25 groundbreaking.
The residential project remains a preconstruction story in this update. Its reported construction dates are targets, and no independently verified tower general-contractor appointment or full package-award schedule is established here. The specialist tree-relocation role is identified in the member section.
The Gateway program has a wider campus role
Rice’s own construction communications describe efforts to improve walking and cycling connections between the university and Rice Village. The planned Amherst Street extension and improvements near Greenbriar are intended to make the campus edge easier to cross and use.
The university has also described a separate athletics practice pavilion within the Gateway program. Its August announcement anticipated an approximately 80,000-square-foot open-air structure and an early-spring completion target. These campus works illustrate why the Gateway budget should not be treated as a second estimate for the residential tower.
Separate construction milestones will matter
The tower, streetscape, utilities and campus facilities have related locations but different scopes. Reporting their progress separately will help establish which elements are under construction, which remain planned and when the public can use the completed improvements.
For construction readers, the immediate milestone is the enabling work and preparation around the existing landscape. Confirmed tower mobilization, building-system procurement and a revised delivery schedule would be the next indicators of the residential scheme’s progress. The reference rendering accompanying this article has not been independently verified as the Greenbriar design.
