Park West’s retail building is targeted to start in January 2027, alongside a wider residential development plan.

Domain Development Corp is advancing the retail component of Park West McAllen near North 10th Street and Bicentennial Boulevard. The planned plaza is part of an approximately 55-acre mixed-use development that also includes residential subdivisions.

The developer told MySA on October 21 that it anticipated beginning the retail building in January 2027. The subsequent October 23 report establishes a planned start, not a completed groundbreaking or confirmed construction award.

Retail and residential phases have different scales

The retail proposal provides about 20,000 square feet across nine suites on roughly six acres. The larger 55-acre figure describes the overall development and should not be read as the size of the shopping plaza alone.

Residential plans include Parkwest and Villages at Parkwest, each described as having 86 lots. Domain’s own Parkwest material identifies its single-family component at Sprague and North 10th Street. Residential lots are not interchangeable with a confirmed total of completed homes.

What remains to be established

The development’s total investment, retail general contractor and completion date have not been confirmed for this article. The January date remains a developer target and could change as design, procurement and site readiness progress.

For regional construction firms, the next useful milestones are a confirmed mobilization date, permit scope and delivery-team appointments. A planned retail shell may also be followed by tenant fit-outs, but specific tenants and those packages should not be assumed from the overall leasing plan.
