$575M Lone Star Brewery Redevelopment Proposed in San Antonio

Proposed Main Street in the Lone Star district.
Proposed Main Street in the Lone Star district.

Southstar’s proposal would turn the former brewery and nearby industrial land into a riverfront district with housing, hospitality and public space.

The former Lone Star Brewery could become the center of a new San Antonio neighborhood under a $575 million redevelopment proposed by Southstar.

The developer’s vision extends across approximately 57 acres, bringing the brewery complex and surrounding industrial properties into a district of homes, shops, restaurants, workplaces and public spaces.

Housing would form a substantial part of the plan. Approximately 1,500–1,800 residences are proposed, including rental apartments, townhomes, single-family homes and live-work space for artists. Commercial uses include approximately 174,370 square feet of retail and restaurants and a 157-room hotel.

Restored brewery buildings, parks and trails would connect the new development to the area’s industrial history and the San Antonio River.

Southstar is seeking approximately $63.75 million in tax-increment funding alongside other infrastructure financing. Initial road improvements could begin in 2027, with the district taking shape in phases through 2040 or beyond.
