Walmart Identified Behind $400M Cibolo Distribution Center

The company behind Cibolo’s confidential Project Theo has been revealed, putting Walmart’s name to a major automated distribution development.
For months, Cibolo’s proposed distribution center was known publicly as Project Theo. An October 28 state filing now identifies Walmart as the owner behind the approximately $400 million development at 3641 S. Santa Clara Road.
The plans describe a 712,500-square-foot distribution building connected to 31,933 square feet of offices. Together, the buildings would provide 744,433 square feet on approximately 126 acres near San Antonio.
ESI Group USA is the design firm. The facility is expected to create at least 425 jobs, supported by approximately $32.5 million in incentives previously approved by Cibolo.
Walmart’s identification gives a clearer picture of the operator behind the project as it moves toward construction. The preliminary schedule calls for work to begin February 1, 2027, and finish August 1, 2029. General contractor and specialist trade appointments have not been announced.
