Scannell Plans $12M Cedar Park Commerce Industrial Building

A roughly 162,000-SF industrial proposal targets an early-2027 start at 1200 Cypress Creek Road.

Scannell Properties is preparing Cedar Park Commerce, a planned industrial building at 1200 Cypress Creek Road. October 20 reporting describes approximately 162,000 square feet and a $12 million construction estimate, with groundbreaking targeted for early 2027.

Leasing materials give a more precise area of 161,849 square feet on 16.5 acres. That is consistent with the rounded size in the report, but marketing language should not be used as proof that construction has already been completed.

A flexible industrial proposal

The property is intended for distribution, logistics and light manufacturing uses. Leasing materials advertise a rear-load configuration and 32-foot clear height, features that describe the marketed building specification rather than a confirmed tenant operation.

No tenant-specific manufacturing process or production investment is established by the proposal. The reported construction estimate also should not be treated as a comprehensive development value including land and future tenant equipment.

Delivery still to be confirmed

The early-2027 start remains a target. The reviewed material does not identify a confirmed general contractor or published bid-package schedule. Permit progress, contractor appointments and actual site mobilization are the next useful indicators of delivery.

Shell construction, site improvements and later tenant work are separate opportunities. A specific trade award cannot be inferred from the building specification or the fact that the property is being marketed.
