Frisco Approves Up to $5M in Incentives for Toyota Stadium Hotel District

The hotel-tax agreement supports a planned 250-room hotel, convention space, retail and shared parking within the wider stadium district.
Frisco City Council approved a Chapter 380 agreement on October 20 for a hotel-led development at the Toyota Stadium campus, according to reporting on the meeting. The agreement concerns hotel, meeting, retail and parking improvements within the broader redevelopment.
The planned package includes a 250-room upscale hotel, 15,000 square feet of convention and meeting space, approximately 30,000 square feet of retail and restaurant uses, and a shared parking garage.
Project at a Glance
- Hotel:
- 250 rooms planned
- Meeting space:
- 15,000 SF
- Retail / restaurants:
- Approximately 30,000 SF
- City incentive:
- Up to $5 million over ten years
An incentive rather than a construction award
The city arrangement returns 50% of qualifying city hotel occupancy tax receipts over up to ten years, subject to a $5 million cap, with certain fee reductions also described. It is not an immediate $5 million construction payment or the total cost of the hotel.
The wider stadium-district development has been described at billion-dollar scale. That figure should not be assigned to this hotel package or confused with the separate stadium renovation budget.
Next steps for the hotel package
The agreement is with D96 Hotel & CC LLC. The verified material does not establish a general contractor, specialist trade appointments or a hotel groundbreaking date. Incentive approval and a construction notice to proceed are separate milestones.
The city’s earlier master-development framework provides the background for mixed-use development around the venue. Subsequent designs, financing decisions and permits will define how this particular hotel and convention component is delivered.
