Eight-Building Seguin Commerce Park Begins First Phase

Two 40,000-SF buildings lead the 234,600-SF industrial park, with first-phase delivery targeted for May 2027.

Partners Development has broken ground on the first phase of Seguin Commerce Park, an eight-building industrial development announced October 20. The full program covers 234,600 square feet on approximately 20 acres near North Heideke Street and Freeport Way.

The initial work consists of two 40,000-square-foot buildings at 1781 and 1775 North Heideke Street. May 2027 is the announced first-phase delivery target, not a completion date for all eight buildings.

Industrial space along the I-10 corridor

The park is being marketed to manufacturers, suppliers and service operators seeking industrial premises between San Antonio and Austin. The announcement describes crane-ready space and power capacity as part of the proposition, but a tenant’s actual equipment installation and electrical demand would still depend on its operating needs.

The development platform acquired the site in February 2025. The groundbreaking is a later delivery milestone and should be distinguished from the original land acquisition. No total construction budget has been disclosed in the announcement reviewed.

Phasing and construction opportunities

The first-phase area accounts for only part of the planned park. Future building starts, tenant commitments and delivery schedules will determine how the remaining space moves forward. The groundbreaking alone does not establish that every phase is under construction.

The developer is confirmed; the general contractor and trade appointments remain unconfirmed. Steel, concrete and electrical work are relevant research priorities, but no named supplier or open bidding package has been established.
