The completed apartment community adds homes to the former air-force-base redevelopment, with leasing now underway.

Artana at Brooks has opened in South San Antonio, bringing 349 apartments to the continuing redevelopment of the former Brooks Air Force Base. The opening was reported October 22, while the official community page identifies the property as being in lease-up.

The reported $78 million development investment covers the apartment project. It should not be confused with the value of the wider 1,300-acre Brooks redevelopment or presented as a newly awarded construction contract.

Housing within a larger district

The community offers one-, two- and three-bedroom apartments. Its amenity program includes a pool, courtyard, fitness facilities and spaces serving residents who work or study from home. These are operating residential facilities, rather than a proposed amenity package awaiting construction.

Brooks is the development partner and the setting for a broader mix of residential, commercial and employment uses. The apartment opening adds another completed component to that district; it does not mean redevelopment of the former base is finished.

What the completion means for construction

The immediate milestone is delivery and occupancy. Contractors reviewing the story should distinguish completed building work from any future maintenance, tenant-service or subsequent-phase opportunities. No additional apartment phase or fresh construction procurement has been announced in the material reviewed.

Lease-up is also distinct from stabilized occupancy. The public project page does not establish that every apartment is occupied, and no stabilized occupancy rate is included here. The named development and construction organization is identified in the member team section.
